As of January 2013, you notice the negative % change in listings, this means there are less homes for sale as compared to January 2012. Whereas, you will can see a positive % change in the number of closed sales and the median price. What does this mean? Basic principal of supply and demand – supply (# of homes for sale) is decreasing while demand is driving up the price in most of Pierce County.

I have a client was forwarded this email from someone trying to rent their house. They thought this was a very strange email:
Thank for your interest regarding my house, our lovely home is still available for rent and we want responsible adults/family that are neat and also believe that they have what it takes to take care of our
house as if it were theirs. My wife and I initially had it up for sale but had a change of mind in leasing
it out ourselves because the agent that was in charge of our rental property was asking too much of an agent fee and also making it difficult for people who cannot afford the rent, stay away from renting
The reason why our house is up for lease is because I got transferred from my place of work to Baltimore MD, I will be away with my family for at least 2 to 3 years because of the love I have for them, I have decided not to sell our house and also assuring them that we only have few years to spend here and will be willing to lease it out to person/family who is willing to assure us of taking absolute care of our home and pay their rent on time. I will start by telling you more in regard me and my family. - Why would a landlord provide so much personal information about themselves?
- I have never seen a house that includes utilities as part of the rent.
- No phone number for the landlord.
I did a little more research and it turns out this house was listed for sale. I called and talked to the listing agent. She told me that the house just passed inspection and they expected it to close soon. I explained to her it was on the internet for rent. Interesting enough, she said another person called and thought that the house was for rent also; however, it was never for rent. I started to ask her the seller’s email address; however she stopped me, stating that the seller did not even own a computer.
BE AWARE: This is a scam where you will find vacant houses “For Rent” on various websites. The goal is to get a potential tenants’ deposit and first month’s rent. If ever in doubt, search the home’s address on Google. Or contact me, I would be more than happy to check on the house’s history (just like I did in this story).

West Pierce Fire & Rescue received a piece of steel from the World Trade Center and it is currently on display in the front lobby of Station 31, located at 3631 Drexler Drive in University Place . The vision all along has been to create an appropriate space to properly display and honor this historic and meaningful artifact. A committee was formed with a broad cross-section of West Pierce employees and local architects, designers, artists and contractors to arrive at a design. A final concept has been developed and the cost estimate for this ambitious project is nearly $300,000. The committee has already secured several commitments for significant “in-kind” donations, ranging from architectural and landscape design to concrete construction. The employees of West Pierce will also play a key role, volunteering their time and talents toward the project’s completion.
Now we must begin to create a fundraising plan to make the 9/11 Reflection Park a reality, something we will all be proud of for decades to come. The committee has created a variety of opportunities for you to become involved, including direct cash donations, “in-kind” donations of materials and services, purchasing engraved pavers as a permanent part of the site and purchasing commemorative coins that commemorate the 9/11 Reflection Park. In the end, tax dollars won’t create the park, the generosity of our West Pierce employees and our citizens will accomplish that. We have a desire to truly honor this historic artifact while creating an appropriate space for reflection; a park that is truly a part of all of us. Raising the funds to create the 9/11 Reflection Park will allow us to see this vision come to life.

The number of residential homes for sale in Pierce County has decreased by about 16% compared to November 2010; while at the same time the number of homes sold has increased 20%. We are still seeing home prices decrease by almost 12%. With record interest rates, more homes are being sold. Last week, interest rates dropped as low as 3.75%. There are a lot of bargains at bargain prices especially in the foreclosure and short sales market. It’s a great time to invest in real estate. Homes cost less, but rental prices are up and still rising. Savings and CD interest rates are the lowest in years, and the stock market is in an iffy position. It could even suffer a second dip. So where can you invest your money and get a decent return? Consider buying a home and renting it out. In the United States, the average rent is at its highest level in history and going up every year.
With most non –occupied homes, normally there is a 20% down payment requirement. In today’s real estate market, you can find houses below $100,000. For example, let’s look at this home in Tacoma, listed for $58,500. Your down payment would be $11,700. At 5.5% interest, you’re monthly payment for principle and interest is $66, property taxes approximately $167 and insurance approximately $100. The estimated grand total for this home would be $333.00 per month. This home could rent for at least $750/month. Providing a monthly income of about $417/month. Looking at this picture, there may be some fixing required on this house – replace a window. You can request the seller to conduct repairs or use the repairs as a negotiation point to lower the price. Remember every thing is negotiable in a real estate transaction.
What if you don’t have a lot of money for a down payment, but want to start investing in real estate? You can purchase invest investment property as owner occupied by purchasing a duplex, tri-plex or 4-plex. With these types of properties, you are able to go as low as zero down with a VA loan or 3.5% with an FHA or FHA 203K Rehab loan. Move into this property and have your tenants pay your mortgage!
They say hindsight is 20/20. If I knew then what I know now, I would have purchased property, owner occupied every few years to build my real estate portfolio. My first house would have been paid off now and I would be receiving between $800-900 rent on that house. Unfortunately, my Realtor at the time discouraged me from it. My goal is to provide buyers with options. I also plan on educating and encouraging my children to invest in real estate.
