LEASING SERVICES

Our Leasing Services include advertising, showing prospective tenants, screening and lease creation.

Advertising
We will advertise your property in a variety of sources to make sure you are exposed to the widest possible market. We budget up to 1/4 of the lease value to spend on advertising and we upfront the cost. We don’t rely on “free” sites alone. We realize that every week counts when you need a tenant and our advertising program will bring you the greatest number of tenant prospects in the fastest time. Our leasing service guarantees we will find you a tenant or you will owe us nothing. With the system we use to manage your rental your ads can be found on over 20 sites including Cbcdpropertymanagement.com, Oodle.com, Craigslist.org, Zillow.com, Rentbits.com, Apartments.com, RentalHomesPlus.com, FreeRentalSite.com, Rentlinx.com, Rentmyhome.org, Condo.com, Cazoodle.com, RentLizard.com, RentalAds.com, OLX.com, HomeTownRent.com, Vast.com, Tenant.com, HotPads.com, MyNewPlace.com, RentJungle.com and RentalHomePros.com.

Showing and Screening
Tenants are pre-screened before we show them your property. When a prospective tenant is ready to proceed, we will carefully screen the tenant for credit, criminal history, current and past tenant history and current and past work history. We review the result of the screening with our proven tenant selection guidelines and only accept the best qualified tenants for your property.

Lease Creation
Most tenants select a one-year lease period which provides you with maximum security and consistency. Month-to-month and other lease terms are available based on the tenant’s needs and your approval.

MANAGEMENT SERVICES
Our Management Services include rent collection, vendor coordination, property inspections and regular reporting.

Rent Collection
We utilize a state-of-the-art payment system for tenants which allows a tenant to pay their rent online. Our leases call for rents to be due on the 1st of the month with no grace period, which allows us to transfer funds to you faster.

Vendor Coordination
Our 24 Hour Emergency number allows a tenant the ability to report issues any time. Your manager will review the issue and coordinate with the proper vendor to make it right. You only pay the cost of the vendor, which you control with a maximum payment authorization.

Regular Reporting
Our accounting department will send you a monthly statement of income and expenses. We will also provide an Income Statement and 1099 for each year.
